Civic, Cultural & Retail Complex at Rochester Park

JTC Corporation (JTC) has released the detailed Request-for-Proposal (RFP) conditions for a 1.93ha site at Rochester Park for the development of a Civic, Cultural & Retail Complex (CCRC). Developers interested in leasing the site can now apply to JTC for the launch of the RFP.

About the site
Strategically located at the gateway to one-north, the site is envisaged for an iconic development that successfully integrates civic and cultural uses with retail uses, thus creating a distinctive experience for both patrons and shoppers.

The 1.93ha site has a maximum allowable Gross Floor Area (GFA) of 54,000sqm, of which a maximum of 24,000sqm GFA can be allowed for retail use while the remaining GFA is to be dedicated to civic & cultural uses such as auditoriums and exhibition halls.

In setting aside spaces within the development for civic & cultural uses, there is an opportunity to create a cultural hub which has the capacity to host large scale events such as musicals, conferences and seminars. This will meet the demands for such spaces within one-north and Singapore, and will help generate added vibrancy to the area.

With its close proximity to the existing Buona Vista MRT Station and the future Circle Line MRT Station as well as major roads, the development can be accessed easily from all parts of the island.

"Trigger price" mechanism & RFP conditions
Under this mechanism, the RFP of the site will be launched if the developer's indicated minimum bid price in his application is acceptable to JTC.
